                                                      PROPOSAL

 

 

Thank you for giving me the opportunity to bid your project. Below is a total breakdown of the work we discussed. Prices are good for thirty days. Depending on the start work date a material adjustment may be necessary.

 

This estimate is based on our walk through and my investigation of the work needed to obtain a building final. All work will be performed to construction industry standards.

Note: any work above and beyond scope or city comments will be extra.

I will also need a set of plans along with all comments from the city building department to determine their requirement for building final.

The scope of work below is for building address 1056 Pinewood Drive.

 

1)   Supply and Install all H.C. hardware to all interior and exterior doors.

 

2)   Patch all openings in sheetrock and at receptacle locations.

 

3)   Check all electrical panels and outlets to assure they are up to code. Complete         electrical to furnace and light fixtures and prepare for final. Add a light and switch to the equipment room. Add a fluorescent ceiling fixture in the kitchen.

 

4)   Install new setback thermostat to furnace. Test operation of furnace prior to inspection. Install all ceiling registers to complete furnace install.

 

5)   Connect the gas line to the furnace.

 

6)   Patch all floor areas and prepare them for carpet.

 

7)   Supply and install drinking fountain in rear room off kitchen. Cost allowance of $ 850.00 for the fountain. ( We may be able to pickup units the existing contractor paid deposit on to save money ).

 

8)   Clean the existing cabinets in the kitchen. Finish the trim piece (missing) on the rear window r.s.

 

9)   Cut and install attic access panel in hallway. Raise floor in hall way and float out into adjoining rooms for handicap access.

 

10)   Supply and install missing closet door in hallway.

 

11)   Supply and install all handicap hardware required for final inspection in bathrooms. Hardware consists of toilet paper holder, seat cover holder, 2 grab bars, paper towel holder with garbage bin. Insulate all sink piping per h.c. requirement. Install 2 new toilet seats to toilets.

 

12)   Install new light in entry.

 

13)   Remove and replace large front window glass with tempered glass required per code. Install new glass in window ( dinning area missing.)

 

14)   Supply and install new commercial grade carpet and vinyl base.

 

15)   FIRE ALARM: complete fire alarm system per our discussion. I will need to check approved plans to determine specifications. An allowance of  $ 2,500.00 was figured in the estimate. This should be sufficient to complete a simple panel and finish wiring. 

 

16)   FIRE DAMPNERS: did not notice the actual dampener in the system. There are different requirements for system design. I would need to look at the plans for the requirement. I am figuring an allowance of  $ 2,000.00 to complete this system. ( may require more than 1 dampener do to dual cold air returns.

 

EXTERIOR

 

1)   Paint new roof flashings  required for final

 

2)   Haul dirt in driveway away

 

3)   Repair downspouts and add new one to l.s. of house ( missing)

 

4)   Add address numbers to exterior

 

5)   Reinstall new siding at window l.s. of house

 

Attend meeting for final inspection

 

TOTAL COST TO COMPLETE WORK ABOVE                             $  27,535.00

Hardware consists of toilet paper holder, seat cover holder, 2 grab bars, paper towel holder with garbage bin, hand soap dispensor. Insulate all sink piping per h.c. requirement. Install 2 new toilet seats to toilets. Install toilet seats on 2 toilets.

 

11)   Raise floor in garage to match family room. Add door seal to exterior door. Trim door jamb at door to family room.

 

12)   Ramp floor at bathrooms to match for H.C. access.

 

13)   Patch all walls at outlets.

 

14)   Adjust front door and add weather stripping.

 

15)   Supply and install new commercial carpet and vinyl wall base.
